Renovation, Expansion and Grounds of an 1860’s Italianate Farmhouse
Over saw the acquisition, design, reconstruction, furnishing and landscaping of an 1860s Italianate farmhouse and a mixed-use accessory building and assembled 203 acres in the Finger Lakes region of New York. The owners purchased the home due to a passion for vernacular Italianate architecture and a need for a private family retreat. After the renovation of the house the need for additional living space, storage space, laundry facilities, office and separate living quarters became apparent.
An existing barn was converted into a main hall and kitchen expansion and an accessory building consisting of a three-car garage, office, laundry and two-bedroom apartment. The challenge was how to integrate a 4,000 square foot addition to the site without overpowering the existing farmhouse and how to reorient the house away from the street without moving it. The main access to the house was shifted from the south façade to the north façade. An existing barn was converted into a main hall and kitchen expansion, a new barn was constructed to create an office, two bedroom apartment, laundry and garage.
The structure was completely reimagined within the existing envelope, it burned in 1942, to modern standards, the structure was fortified, utilities were updated. A cistern system for water designed and implemented. The kitchen, main hall, bathrooms and bedrooms were completely reimagined. I oversaw the design and working drawings of the porches, barn conversion and the accessory structure and design, re-grading, driveway installation, landscaping including hard scape. I over saw the construction of all four projects: House renovation; porch; main hall and kitchen addition and accessory structure. The challenge was to dramatically expand the home while maintaining historic character of the property.
